Technologically, it’s simply unworkable, though the client was prepared to pay whatever it took. This story speaks volumes: in Dubai, client demands sometimes outpace even the boldest technical solutions. AYS Developers came into being in late 2017, its name formed from the initials of founder Azat Yermembetov and those of his wife Yekatserina.
In 2023, we managed to set a Guinness World Record for the largest property training event. The gathering, organised jointly with the Dubai Land Department, brought together around 2,000 people and exceeded our expectations in scale. Currently, AYS Developers has six projects under construction: three in Jumeirah Village Circle and three boutique developments on Dubai Island.
One of the market’s most intriguing trends is private pools in flats. When planning the Dubai Island project, we wanted to make half the flats with pools and half without. But demand proved so strong that we had to equip all flats with pools.
Technologically this is expensive, as it increases the project cost by roughly 15 percent, yet residents are willing to pay for such possibilities. Our first project was delivered in 2022, and we still maintain connections with those clients. Many return for new flats: buyers from our first project in Arjan are now purchasing property on Dubai Island. In Dubai, where 320 active developers operate, only such an approach allows one to stand out and achieve long-term client trust.
