Green City Real Estate founder Irina Kremko exemplifies how a principled position can become not an obstacle but a catalyst for success even in a competitive market like Dubai’s property sector. For three years in Dubai’s property market, I’ve journeyed from a rookie investor to the owner of a successful agency. It all began in 2022 when my family and I came to Dubai on holiday.
After glimpsing the local business opportunities, I told my husband, I don’t want to go back home. Through one of the most renowned Russian-speaking agencies, we purchased three flats for our large family to live in and two on instalment plans as investments — only to end up deceived. We bought flats with the intention of combining them, but later discovered this was impossible, despite the agent’s assurances.
I discovered I had been dealing with someone without a licence. This situation shocked me. Thus, the idea was born to create my own agency.
That’s how Green City Real Estate emerged. At Green City Real Estate, we utilise our proprietary Fliport platform for digital brand books and interactive property brochures: videos, floor plans, up-to-date pricing, and live booking links. We’ve implemented artificial intelligence that analyses dialogues and produces reports: where a broker fell short, forgot to mention returns, or ignored a client’s question.
Once I even conducted an experiment tasking AI to fully handle a consultation and sale. The client didn’t suspect anything amiss and later confessed: I didn’t even realise. The responses were so brilliant.
But I immediately disabled this function — AI doesn’t account for each client’s uniqueness, their financial circumstances, and personal situations. Dubai’s property market is rife with unethical practices, such as top-ups when a flat is sold at an inflated price, with the difference distributed between agents. In our company, such schemes are categorically forbidden.
Green City Real Estate embodies the principle: whatever you are, however much money you have — you must remain human. The future belongs to those who don’t just sell square metres, but create value for people.
